Of the 206 documents in your Hearthstone library, the vast majority are company-level, not location-specific. This is the key to the portfolio strategy.

Yes and no. You need to add each new location to your existing CQC registration — this is called a “variation.” It is not a completely new application. You are already a registered provider. You are telling CQC that you are opening an additional location under the same company. The process is faster than the initial registration, and most of your compliance documentation carries over.

Significantly less than site one. You already own the company and the documentation. The main costs for site two are the property (deposit and initial rent), staff recruitment, equipment, and CQC variation fees. Your documentation is already written — you are not paying for that again. A realistic budget for site two is £15,000–25,000, depending on your area and property type. Yes. Each site can be a different property — a converted house, a purpose-built unit, or a bungalow. The Hearthstone model is designed for 4-bed properties, but you could adapt it for 3-bed or 5-bed if the numbers work. Different areas have different property markets. No. Your employment contracts, job descriptions, staff handbook, recruitment procedures, and HR policies are company-level documents. They apply to all employees at all sites. You do not need to rewrite them. Each new staff member gets the same contract and the same handbook. The only thing that changes is the location they are assigned to.
